Property Manager, Gym and Retail Stops in the Electrician App

Commercial and multi-location customers are some of the best accounts an electrical contractor can have. A property manager with twenty rentals, a gym with four locations, a retail chain with a dozen stores. They send steady work and pay on account. They are also the customers most likely to get messy in the field: the wrong address, the wrong contact, the electrical room nobody can open, and a stack of separate invoices nobody wants.

One Client, Many Addresses

Running everything from one phone as a solo electrician is covered in The Owner-Operator's Electrician App: Service Calls, Routing and Billing From One Phone. Multi-location accounts work the same way in the field, with a few differences in how the records are set up.

In ElectricalBossPro, one client can have many addresses. The property management company is the client; each rental is its own address. The gym chain is the client; each location is its own address. Every address has its own pin on the map, its own equipment and its own access notes, and the tech sees the specific address on the job card, not just the company name.

Access Notes Per Location

Commercial access is where most of the friction comes from, so each address deserves its own notes:

The tech reads it on the card before walking in, and nobody has to call the property manager from the parking lot. Good access notes in general are covered in Access Notes in the Electrician App: Where the Panel Is and How to Get to It.

Equipment at Each Location

Commercial locations often have more equipment than a house: a main panel and several subpanels, a three-phase service, an exterior disconnect, sometimes a generator or EV chargers in the parking lot. Each address keeps its own equipment list with brand, model, serial, rating, phase and location. A tech at Location 3 sees Location 3's panels, not a mix of everything the client owns.

That matters when different techs cover the same account. The one who visited the downtown store last month may not be the one going this month. With the equipment and past notes on the card, the new tech walks in knowing which panel feeds the sales floor lighting and where the last tech left off, instead of starting from scratch while the store manager watches.

Recurring Lighting Maintenance

Commercial clients often want recurring work: lighting maintenance or relamping on a schedule, yearly safety inspections, or generator maintenance at a location with backup power. Each one is set by minimum days between visits. Lighting maintenance every 14 or 30 days, yearly inspections and generator visits at 365.

When each location comes due, it lands on the Waiting List. The office can group nearby locations onto one van and one day, auto-route them from the shop and send the tech out with a tidy list of stops. Before-and-after photos of a parking lot or sales floor show the client exactly what was done.

Arrival Alerts for the Person Who Isn't There

The person who books commercial work is rarely the person at the location. The property manager is in an office across town. The regional manager oversees four gyms. The arrived text and the notes and photos on the job tell them the electrician showed up and what was done, without them having to call the location.

One Monthly Statement

On the billing side, this is the feature multi-location clients care about most. For an account set to Monthly, ElectricalBossPro sends one statement each month covering every address, with each line labeled with the address. The tech still taps Complete at each stop, and the work lands on the account as it happens. The client gets one statement instead of a pile of invoices.

That makes your shop easy to work with, which is often what keeps a commercial account from shopping around.

Bringing In a Big Account

When you land a client with a long list of locations, you do not have to type them in one at a time. CSV import brings in the addresses, and imported addresses are placed on the map automatically. Add access notes and equipment as your techs visit each one, and the account fills in over the first round of visits.

Every Location, One Statement
